The Subject Property neighbourhood is rural in nature, spanning the length of Church Street from NS 358 in the west to the community of Starrs Point and the Minas Basin in the east. This area is characterized by a mix of agricultural, agritourism, recreational, and rural residential uses. The landscape includes a mix of good quality cleared agricultural land as well as floodplain dyke lands. Development is concentrated along Highway #1, south of Highway #101, as well as within the communities of Kentville, New Minas, and Port Williams which are all in close proximity to the Subject Property.
The Subject Property is located in a rural area of the Municipality of the County of Kings, north of the community of Port Williams on the east side of NS-358. This region represents a rural mixed-use area of Kings County characterized by a range of agricultural, residential, institutional, and small-scale commercial uses. Kings County is the third largest municipality in Nova Scotia, with a total population of 62,914 (2021 estimate). A majority of the population resides in the towns of Wolfville, Kentville, and Berwick as well as New Minas (which forms its own municipal unit). Kings County’s population increased 3.8% from a 2016 population of 60,600. This change represents the largest increase in population since the mid 1990s and a continuation of an overall population growth trend spanning back to the 1980s. Nova Scotia’s population increase was 5.0% between 2016 and 2021.
This region is still characterized by large tracts of agricultural land. However, increasing population has resulted in residential and commercial development pressures along major roadways and at the edges of established communities. Overall, the region is improving in terms of economic outlook.
